ALWAYS LOOKING FOR OTHER INVESTORS!
We often are contacted by sellers from
outside our current area of interest or projects large enough that
we will seek to put together Limited Partnerships for the project acquisition.
Basically, our Investors fall into one or
more of the following categories:
- They have funds available and are
looking for a good return on investment without the hassles of
trying to find properties to invest in or management of rental
property. (our investors typically earn 12-15 percent return on
investment - secured by real estate)
- They are just getting started in real
estate investing, and need partners or assistance in making the
deal or managing the transaction.
- They are interested in areas or
properties outside of our normal area of investing.
We are often
offered more good deals than we can actually do.
That's a shame! Not only is it a shame from an investor's
standpoint, but it's also a shame for all these hopeful sellers who
need someone to buy their homes NOW.
When I have to inform the disappointed
seller that I can't help them out on their potential sale, I always
get the same question: "Well, can you please refer me to
someone else who may be able to?" And as a way of accommodating
this request, I have set up this "Investor's Wanted" page
through which I maintain a list of investors who can do just that.
Sign up now to receive pre-qualified leads for homes in the areas
you are interested in. There is no cost to sign up, and your
information will never be sold or used for solicitation. It's for my
eyes only. Simply send an email to investor@realestatesolutionsgroup.com
and tell me these 4 things:
1. Your name and physical address
2. The states/areas in which you are interested in purchasing homes
3. An email address to send the pre-qualified leads
4. Tell me a little about yourself. (How long have you been doing
this/etc.)
That's it! Afterwards, you will begin to receive emails regarding
potential Sellers in your area (as they come in), of which you are
free to pick and choose the ones you wish to pursue.
As I receive leads, I will first pre-qualify them, and then email
them to all who have indicated interest in that area or state. Leads
will have a small fee indicated along with the general info
regarding that potential transaction. If you are interested in
pursuing that lead, simply follow the easy directions to pay the
small fee through PayPal, and you (and you alone) purchase that
lead! First come, first served. (Most pre-qualified leads are around
$20 - a very cost effective way to be introduced to a Seller in your
area that is ready to deal NOW.) The full contact information will
be emailed directly to you, and a follow-up email to the Seller so
they expect your inquiry about their potential sale.
As a part of my pre-qualification, the potential sellers will also
be educated on what to expect and how this industry works. In other
words, "Yes, we love flexible terms", and "No, we do
not pay fair market value for homes - expect to leave some equity
behind". However, I've found that most deals can STILL be a
"win-win" situation if you take the time to find out their
exact motivation for selling and work towards accommodating that
need as closely as you are able, while still maintaining your reason
for being in this business in the first place - which is, or course,
to make a profit. (Just like any business.)
I do insist that you treat ALL potential Sellers with respect. Be
sensitive to their individual situation. I fully understand and and
also respect that you will be the final say-so on which deals you
actually do, and under what terms those deals are done. It's only
fair. However, this list will be at my discretion, and valid
complaints from potential Sellers may caused you to be removed from
the list.
This business is very profitable - we all know that. It's why we are
doing it. I have no problem with that. But fairness and honesty is
also a part of my policy, and I only want to be associated with
worthwhile individuals. So, be nice. Make it your goal to do every
deal in such a way that the seller would actually refer someone else
to you AFTER their deal is done. You'd be surprised how often that
can happen - and in my humble opinion, not to make that your goal is
not only being short-sighted, but also leaving money on the table.
And, as we all know, Investors HATE to leave money behind. So,
again, be nice.
